Thinking of renting a property?

We are very proud of the good relationships we form with the tenants under our management and firmly believe that our professionalism and experience, coupled with an honest and upfront approach, will give tenants a better experience than any of our competitors. Many of our tenants like being with us so much that if they do move they look to move to another property under our management, and in those instances we are able to assist with their deposit transfer and reduced costs.

If you have viewed a property and would like to be considered for the tenancy then we can place it under offer upon receipt of a Holding Deposit, which is the equivalent to one weeks rent. The Holding Deposit (Tenant Fees Act 2019) will either be returned to the tenant or put towards their Tenancy Deposit or first months rent, as required.

There are no Reference Fees for tenants. After receiving your Holding Deposit we will conduct your referencing and draw up your Tenancy Agreement. All fees shown are inclusive of VAT.

If the landlord withdraws the property from the market for any reason or decides not to proceed with your tenancy then the Holding Deposit will be refunded to you. If you withdraw from the tenancy or do not pass referencing then we retain the Holding Deposit.

All tenants over the age of 18 are subject to referencing through HomeLet. This reference verifies your identity, conducts a credit check and obtains relevant references from previous landlords. References are obtained on a strictly confidential basis and tenants shall not be entitled to any disclosure. We require photographic identification for all applicants as we are required to conduct Right To Rent checks (Immigration Act 2014).

The first month’s rent (less the Holding Deposit) and the Tenancy Deposit are due in cleared funds prior to moving in. The Tenancy Deposit equates to 5 weeks rent.

Unless stated to the contrary, all properties are let on an Assured Shorthold Tenancy for a minimum period of 6 months.

We conduct a comprehensive check-in procedure for all new tenancies which includes a walk-through to assess the condition and state of the property, instructions on using appliances, taking meter readings and a guide to all relevant features of the property.

Tenants are responsible for payment of the Utilities and the Council Tax unless otherwise stated.

All arrangements and representations made are subject to a formal written Tenancy Agreement being signed by both Landlord and Tenant.

Tenants Fees

Before You Move In

Set Up Fee £0 (Inc. VAT) for one tenant, £0 (Inc. VAT) for two or more occupants.
Referencing tenant(s) identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.
Additional Tenant Fee £0 (Inc. VAT) per person.
Processing the application, associated paperwork and referencing.
Guarantor Fee £0 (Inc. VAT) per guarantor (if required).
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.
Permitted Occupier Fee £0 (Inc. VAT) per permitted occupier.
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.
Accompanied Check-In Fee £0 (Inc. VAT).
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services.
Pet Deposit No deposit is required however the rent for properties with pets allowed will be higher than those with no pets.
 

During Your Tenancy

Payment on variation, assignment or novation of a tenancy agreement £50 (Inc. VAT).
Contract negotiation, amending terms and updating terms and arranging a further tenancy and agreement.

Ending Your Tenancy

Checkout Fee (Tenant's share) £0 (Inc. VAT).
Attending the property to undertake an updated Schedule of Condition based on the original Inventory and negotiating the repayment of the security deposit(s).
Future Landlord Reference Fee £0 (Inc. VAT) per reference requested.

Collating information and preparing a reference for a future landlord or letting agent.

Payment on termination of a tenancy agreement in accordance with the Tenant Fees Act 2019 £50 (Inc vat)

Default Fees

Lost keys or security related items £25 (Inc. VAT) plus item cost.
Unpaid Rent/Returned Payments Interest at 3% above Bank of England Base Rate from the date due.
