INFORMATION FOR PROSPECTIVE TENANTS

TERMS AND CONDITIONS

Rent: One months rent in advance.

Deposit: Equivalent to one months rent plus an extra £100.00

The first months rent and deposit are due in cleared funds, either in cash, bankers draft or a Building Society cheque on moving in day, or a current account cheque five working days prior to moving in day - in all cases cheques should be made payable to Devon Rose Estates Limited.

References

Tenancies are subject to obtaining a satisfactory reference from The Maras Group, this is a referencing company who will complete a credit check and verify all information given.  We also require photo ID for all tenants entering the property.
 
The charge for obtaining references is £120.oo plus VAT (£141.00) made payable to Devon Rose Estates Limited.  The administration fee is payable in advance but if the Landlord withdraws, the fee is fully refunded. If the Tenant withdraws or the references prove unsatisfactory, there is no refund.

References are obtained on a strictly confidential basis and Tenants shall not be entitled to any disclosure.  Should a guarantor be required there is no charge for a guarantor reference.

Type of Let 

Unless stated to the contrary, all properties are let on an Assured Shorthold Tenancy for a period of 6 months.

Bills  

Tenants are responsible for payment of the Utilities and the Council Tax unless otherwise stated.

Pets   

Acceptability of Pets is subject to the Landlords approval or unless stated in the letting details.

All arrangements and representations made are subject to a formal written Tenancy Agreement being signed by both Landlord and Tenant.
